Redecoration between tenancies
Most void redecorations are a freshen rather than a transformation: walls and ceilings back to a clean neutral, woodwork touched in or recoated, marks and picture hook holes made good. We will walk the property, tell you honestly which rooms need a full repaint and which only need attention in places, and quote on that basis. There is no sense in paying to paint a ceiling that does not need it.
Working to your dates
We are used to fixed deadlines: a check out on Friday and a check in the following Friday is a normal week for us. Tell us the dates when you ask for the quotation and we will confirm whether we can meet them before you commit, rather than after.
Colour matching and patch repairs
One scuffed wall does not have to mean repainting a room. Where the existing paint is known we use it; where it is not, we colour match. We will always tell you if a patch is likely to show, which can happen on older or sun faded walls, so you can decide whether to do the whole wall instead.
Keys, access and tenants
- We collect and return keys from your office or a managing agent local to the property.
- Where a tenant is in occupation we contact them directly to arrange access, and work room by room to keep disruption down.
- You receive photographs on completion, useful for your own records and for the inventory.
Paint choices that save money later
For rental properties we recommend a durable, wipeable matt on walls and a satin finish on woodwork. It costs a little more than contract matt but marks clean off, which often means the next changeover needs a wash down rather than a repaint. In bathrooms and other rooms prone to condensation we use a paint formulated to resist mould.
Fair wear and tear
Decoration is one of the most common areas of dispute at the end of a tenancy. We cannot advise on deposit claims, but we can give you a dated, itemised quotation that separates making good damage from general redecoration, which is what an adjudicator will expect to see.
